Finding a property
Here, at Edwards Grounds, are staff are, highly trained in assisting tenants find property, suitable to their requirement. This is achieved through our data base being constantly updated; available properties are matched to tenant's requirements, enabling us to point our clients only to a property that satisfies their criteria.

Viewing
When a suitable property has been identified, a viewing appointment, at a time suitable for you, will be made. A member of our staff, will accompany you to the viewing, this affords us the opportunity to answer any queries you may have, "on site".
Offer / Application
Having decided on a property, a written application will require completion, during this period we can discuss, and, provisionally agree, any further requirements you may have, such as, a date of occupancy etc.
During this phase, a reservation/referencing fee will be required prior to occupancy.
If, due to, unsatisfactory references, an application fails, the reservation deposit will be not be refunded. Refunds, however, will not be granted if, for any reason, you decide not to complete, or, if the tenancy does not proceed due to a tenancy application containing inaccurate declarations.
References
Edward Grounds, as policy, on a landlord's behalf, will always take up references, employers and former landlords are the traditional routes we will take, additionally, we will require a character reference, and, in all cases, a credit check will be completed.
If the required criteria, regarding income, or credit cannot be met by a prospective tenant, a guarantor, approved by the landlord, may be used to underwrite any financial liability.
Renterences
Rent, unless subject to a prior agreement, is payable by standing order, usually per calendar month, in advance, into our company bank account.
The first month's payment will be due, prior to occupation.
Deposit
Prior to occupancy, a deposit will be required, this is generally six weeks' rent, but may vary, deposit details can be discussed with our staff.
Deposits will be held to cover any expenses incurred due to, breakages, tenant liability or damage.

Administration Fees
Administration costs incurred, including preparing the tenancy agreement, sourcing references and undertaking credit checks, is incorporated within our ref fee.
